Vaastu
 
The plan's formal arrangement is an artistic mitigation of zoning, sustainable concepts and Vaastu Shastra planning principles.
 
Office blocks
 
Totally, when completed, the SEZ would be having eight office blocks with floor-plates ranging from 30,000 sft to 50,000 sft. Using the Tech Park's optimal grid of 10.8 by 9 meters, each building is separated into three visually distinct masses to allow light and air to penetrate deep into the 18 meter bays. The total built-up area when the park is completed would be of the order of 3.5 million sft.
 
Building façades are tailored to the Bangalore's climate, with elegant sunshades on the exterior, and more open and porous glazed interiors looking inward to the core and across the wings thereby minimizing the electrical & Air conditioning loads.
 
Building massing
 
The office towers are arranged as pairs of tall, slender masses, 2 bays deep, with intra-floor connections to offer variable floor plate configurations for future tenant uses.
 
The buildings are designed to conform to "Green building standards" & "LEED" certified. Once completed, the SEZ will be one of the largest green building developments in the country.
 
Elevations
 
The Tech Park employs a strategy for east - west and north-south facades that enforce the structures elegant simplicity and scale.
 
Low-E glazing, vertical sunshades on the east & west facades and horizontal ones on the north & south minimize the heat gain while visually enforcing slenderness and height.
 
Ventilation
 
Passive ventilation systems are employed across the site, utilizing the building systems at the site level. Large trellises unite the site, while providing shade and summer heat relief.
 
Landscape
 
This active urban center, with a huge work force, is designed with great amount of lung space to promote employee well-being, social exchange & collaboration.
 
The Open space follows a hierarchy of both vibrant & intimate spaces, interspaced with slim water bodies & lawns. A central green island with water bodies makes the park a unique work enclave.
 
Parking & Circulation
 
Entire parking will be spread across 2- 3 large basements. The underground circulation pattern channels traffic with a good distribution loop below ground with adequate entry & exit ramps.
 
Mass transit station
 
In keeping with high standards of aesthetics & convenience, the SEZ is proposed to be provided with a large mass transit station. This is a unique; first ever feature below the ground where a large mass transit plaza allows efficient circulation, drop-off and parking of approx 60-70 coach buses.
