Swimming pool, golf course, lake, dine-in facilities... apartment and villa complexes are getting the trendier packages. A look by Nandhini Sundar

When the concept of apartment complex took the garden city by storm in the new millennium, it was not merely as a supply catering to rising demand in housing. Apartment living had emerged as a new way of life, given the facilities it accorded, the lifestyle it afforded and to an extent the snob value it came with, when a premium address was quoted.

The concept of living it brought in was no more confined to four walls but one that included a large landscape with community living, complete with a club house and all the added facilities that residents hitherto had access to only in premium clubs.

In short, the apartment complexes offered a concept where one did not have to step out of the compound to take a dip in the pool or indulge in a game of tennis! Club houses thus became a part of every development in the new millennium, with merely the quality of facilities offered making the difference.

With better and fancier club houses coming up in premier developments, one would have thought that the facilities could not go further. Yet, if emerging developments and the concept of resorts are viewed, it appears the future is going to see much more than mere residences. For, what is now coming up is a concept, a lifestyle statement which places living comfort at levels that surpass everything contemplated before.

The new developments are offering not just exotic, state-of-the-art club houses in their apartment and villa complex, but presenting practically a resort, right at the doorstep of the resident. Be it a golf course, dine-in facilities, spa, soccer field, cricket pitch, infinity pool, rooms for stay, the array of facilities and conveniences on offer are in tune with any exotic resort one would check into on a holiday. The interesting aspect is the management of these club resorts, like any public resort, where non-residents too could become members by paying a membership fee.

Inviting non-residents

Prestige Golfshire, in its 225 acres of development, accommodates a one lakh square feet club house, and an eighty-hole signature golf course along with dine-in facilities. Besides all the expected facilities such as gym, infinity pool, tennis courts, cricket pitch, conference hall offered at the club house, the interesting element is club membership being open to non-residents of the complex.

While the expanse of green housing the golf course meanders through the entire 225 acres of land, with every villa enjoying a view of the spectacular greens and the club house tucked away, merging into these sprawling greens, the complex is also home to half-a-dozen man-made lakes, making the development literally an oasis of water bodies and accompanying fauna. The development also has set aside nine villas which can be booked for short stays just as any other public resort.

Brigade Orchards, another high-end township development, packs in similar resort facilities, with select membership offer to non-residents. The Signature Club resort inside the complex not only comes with the usual club facilities designed with a luxury quotient along with a cricket stadium, soccer court, horse riding and putting greens, the facilities on offer include banqueting space, café, bar and multi-cuisine restaurant along with an expansive outdoor dining, 45 rooms that can be hired for stay, all built into a sprawling green space that speaks just one language: to unwind and relax.

Interestingly, this resort concept was ventured into in a small way over a decade ago by yet another villa development within the city, Adarsh Palm Meadows. With a select number of rooms for hire along with conferencing and dine-in facilities in its club house, the villa complex had opened its membership to a select section of non-residents too.

Space crucial

Stating that opening the membership to non-residents permits larger facilities to be offered and sustained inside the residential complex, B.M. Jayeshankar, Managing Director, Adarsh Developers, opines that the future trend would be inclusion of similar club resort concept in large developments which have space to accommodate one.

“This offers better facilities to the residents without increasing their cost of purchase as it permits outside membership. This concept need not necessarily be confined to luxury developments. It can percolate to mid-segment and even affordable housing if the space and the number of units within the complex permit its inclusion.”

Big attraction

Speaking on the emerging concept of club resorts, Adarsh Narahari, Secretary, CREDAI Bengaluru, adds, “Earlier the concept of home entertainment did not prevail but currently, with infrastructure travails, access to high-end club facilities is keenly sought and when this is offered as a resort concept, it makes it even more attractive for the home buyer.”

This concept can pick up further in the coming years, with more developments incorporating it, he avers.

If the current enthusiasm for such facilities from buyers is to go by, this concept may perhaps emerge as the new trend in developments in the garden city in the days to come.
