What makes Bellandur in Bengaluru a property hotspot
October 31st, 2017
Bellandur lies in the south-east section of Bengaluru city. Even a decade back this place was more of a watery hole, owing to the large water body known as the Bellandur Lake. However, as time passed, broad 4-lane roads and connecting flyovers came up on the Outer Ring Road (ORR) that made the entire locality magnetic that pulled commercial office buildings and residential properties.
The ORR cuts through Silk board junction connecting Madivala, Koramangala, Agara, Bellandur, HSR Layout, Sarjapur and Marathahalli. All these locations have now become a hub for major hospitals, schools and IT Parks. The 8.5 km long ORR IT corridor now boasts of 65% office spaces (of total Bengaluru) on both sides, with major banks and IT companies having offices in the Tech Parks. The ORR connectivity doesn’t stop here. It also connects Whitefield on one side, Hebbal on the other side and Old Madras Road on another end.
If you pass through the ORR you will find Bellandur at the centre of all this—the cynosure, you can say. Surrounded by IT Parks, schools, hospitals and hypermarkets, Bellandur now has become one of the most sought-after locations for residential buildings and houses.
Whether it is high-end projects or budget apartment blocks, Bellandur offers both to the Bengaluru city dwellers. The IT industry has ensured the Tech Parks are scattered around this location in such a way that the techies don’t need to travel much if they grab a flat or villa in the Bellandur area. To add to it, there are over four major schools, two hospitals and numerous hotels and fine-dining restaurants to keep the residents busy.
The rates of the property value in Bellandur range between Rs.4000 per sq ft and Rs.7,500 per sq ft. However, this price depends a lot on the builders, the exact location and the offered amenities. The builders are offering luxury villas and posh condominiums that host 1 BHK to 5 BHK flats. If you take a trip inside the lanes of Bellandur, you will find lots of beautiful high rise residential buildings in the area.
Rental properties are also easily available in this location, however, the rates are a little higher than other areas due to the same reason. You will easily find quality homes to stay for rent in Bellandur.
A recent survey has confirmed that almost 80% home buyers in Bellandur area are IT professionals. They are eager to invest in this region owing to its easy connectivity, value for money and reasonable price range. The top developers of India are eagerly investing in this area for the past 5 years and the investment rates are likely to go up with the coming years. Only concern is the growing number of cars plying on the ORR IT corridor.
If the metro plies to this side of the town the problem will definitely go down. However, that will again boost up the property prices and increase Bellandur’s popularity even more.
